This program is designed for investors who want to buy property in Cyprus and have enough income from abroad to support themselves and their family. There are two main categories of this program:

You just need to invest at least €300,000 (plus VAT) in a brand-new house or apartment in Cyprus. The property can be one or two units, as long as the total value meets the minimum requirement. You also need to prove that you have a secure annual income of at least €30,000 from sources outside Cyprus, plus €5,000 for each dependent person. You can get your PR within two months of applying.
  • Permanent Residence Category F: This is a more affordable option for investors who want to buy property in Cyprus. You need to invest at least €100,000 (plus VAT) in any type of real estate in Cyprus, such as a house, apartment, office, shop, or land. You also need to show that you have a steady annual income of at least €9,568 from sources outside Cyprus, plus €4,613 for each dependent person. Other Types of Permanent Residence in Cyprus

There are also other types of PR programs in Cyprus for different situations and purposes. Here are some of them:

  • Permanent Residence after 5 Years of Stay: This is for non-EU citizens who have lived legally and continuously in Cyprus for five years before applying for a PR. You need to have a valid temporary residence card for the entire period and meet the requirements of integration, such as language proficiency and knowledge of Cyprus history and culture. You can get your PR within six to twelve months of applying.
  • Permanent Residence for EU Citizens: This is for EU citizens and their family members, also EU citizens, who have lived in Cyprus for five years continuously and legally. You need to register with the Civil Registry and Migration Department and provide proof of your residence, such as rental contracts, utility bills, or bank statements. You can get your PR within six months of applying.
  • Permanent Residence by Marriage to Cypriot: This is for applicants who are married to Cypriot citizens, their minor children from a previous marriage, and parents of the Cypriot citizen or parents-in-law. You need to provide proof of your marriage, such as a marriage certificate, and evidence of your relationship, such as photos, letters, or emails. You can get your PR within six to twelve months of applying.

Fast-Track Procedure for Obtaining a PR

If you want to get your PR in Cyprus as soon as possible, you should follow the fast-track procedure for obtaining a PR. This procedure applies to the Category 6.2 Fast Track Permanent Residence program, which is the most popular and convenient option for investors.

To qualify for this program, you need to follow these steps:

  • Invest in real estate: You need to buy a new house or apartment (or two properties) from a development company for a minimum of €300,000 plus VAT. The property must be brand-new and not previously sold or used. You can choose any location and type of property, as long as it meets the minimum value requirement. You can also buy the property jointly with your spouse or children, as long as you are the main applicant and the co-owner.
  • Register your sales agreement: You need to register your sales agreement at the Land Registry and pay at least €200,000 (plus VAT) of the total amount. The payment must be made in the seller’s bank account in Cyprus, and the money must be transferred from abroad. You need to provide proof of payment, such as bank statements or receipts.
  • Submit your application: You need to submit your application for a PR to the Civil Registry and Migration Department, along with the required documents, such as your passport, birth certificate, marriage certificate, income certificate, bank statements, health insurance, and criminal record. You also need to pay a fee of €500 for the application.
  • Get your PR: You can get your PR within two months of submitting your application, provided that you meet all the requirements and provide all the necessary documents. You will receive a confirmation letter from the authorities, and you will be able to collect your PR card from the Civil Registry and Migration Department. You need to visit Cyprus personally to collect your PR card.

The delivery date of the property does not matter, so you can get your PR even before the property is completed. However, you need to visit Cyprus at least once every two years to maintain your PR status.
